    don't have much to add to googlers excellent advice, but please report the other solicitor to the Law Society if you possibly can, it really !!!!s up their day and is an awful lot of paperwork and hassle for the solicitor/firm in question.

    I concur. They shouldn't be acting contrary to their own law society's published guidelines.

    I had exactly the same thing happen to me. I put an offer in, it was accepted and we conducted the negotiations, my solicitor sent off a written offer to their solicitor and then the following day (before we had received a written acceptance back) a higher offer was put in that they decided to go with. If your situation had been in Aberdeen rather than Perth then I'd be wondering if it was the same people that had allowed it to happen. Have you had much success finding out whose guidelines they follow? I'm very tempted to make TPTB aware of the professional misconduct. Perhaps it's worth doing in your case too?

    xx Castle Terrace, Aberdeen - offer rejected - June. Went to closing but I was away with work and missed it. :( Flat actually sold for £5k less than I had offered - suckers!

    Hi again, we have spoken before about Estate Agents in the Perth area. Are these the guys you warned me about once before? If they are send me a PM as I would be interested to talk to you about them. 3 months on the market with my ES in Perth and not 1 viewing and they took over 400 pounds up front. I am now thinking of pulling the plug but i want my money back and I don't think they belong to any governing body or group. So I would be interested in finding out who to go for redress also
