Wow I really feel for your situation but agree with the others that you should only be paying your half of the mortgage and nothing else.
Partying, people sleeping on the floor and keeping the place a mess while still taking your money!! What a slap in the face!! Your ex sounds like the brat from hell.
1. Change payments to mortgage only
2. Try to speak/reason with him one last time
3. Get onto a solicitor

You need to give him a reason to want the sale.
At the moment he has sole occupancy of a house for which he only pays half and gets more subsidised. He also has a free cleaner coming in weekly.
Why would he want to move and presumably pay more for a smaller place?

Been there and done this, Get yourself a solicitor, not a meek one like my first who after spending 2K, could only recommend mediation!!! sod that, you need the female solicitor I hired, a pitbull with PMT she destroyed my ex and the end result the house was sold.0

He's not able to take the mortgage on himself - I have already looked into that one.
I am really appreciating all of the advice though - looks like I will have to get tougher with him and take serious legal advice. I'm just desperate not to just hand the keys back as if the flat went up for auction I imagine I would be saddled with the shortfall.0 -
Don't let yourself get saddled with anything! Joint mortgage=joint responsibility he just sounds like a lazy bum who is happy to let you continue to sort his life out! Please make sure none of the bills are in your name. Then when your ex stops paying them (because you are only paying your half of the mortgage) you can't be chased for them.
