Hi, I would appreciate some opinions please if possible. My OH is seling her house - first time seller - and trying to choose an estate agent is proving harder than we first thought. In the current climate, with the prospect of non-housing financial factors having a major effect on house prices, taking on any property for (potentially) zero return would be, IMHO, absolute madness and/or business suicide - take your pick.

Are most agents charging an up-front fee these days? I haven't instructed anyone for a few years.
