Anyone recommend a conveyancer and EstateAgent in Leeds?!

A bit of a general - as well as not so general one.
I am now based in Leeds and want to see if anyone can recommend a conveyancer. I know the tips here are to ask the EAs and see if they repeat the same name, but they all have their own either family friend ones or their own ones based in their own EA or at least one they get comission on! I am looking to buy an apartment so want a conveyancer/solicitor for a purchase!
With regards to estate agents as well, how on earth do you find a good one?! All the ones I've been into have been snobby, or at least have got bad reputations! I don't think I can name names, but the three I have been with have been bad, and only AFTER I've been with them, do I start hearing stories about them! Does anyone know how to tell the good from the bad, and if any more direct recommendations in Leeds?!
