Surveys- is it possible to change the original offer?

Hello,

We had our homebuyers report returned today- all fairly good, no major issues. Though he pointed out a couple of minor things like:

1) Top part of the front garden wall has come off
2) Timber soffits and fascias by the roof needs redecorating

Relatively minor work, but would it be reasonable to reduce our offer price by £1k, for this work?....or is this not really done after an offer has been accepted?

Any suggestions welcomed!

    I think if thats all the survey came up with its a VERY good survey, and personally I would think it would be unreasonable to expect a reduction on the basis of it.
    A Reduction on survey should only be if it has come up with MAJOR work.

    You can always request, but bear in mind the vendor can be stubborn and not buldge on the offer already accepted. It will all come to individulals in the end.


    But as i say, asking doesnt hurt, does it?:D

    I don't think this is serious enough to warrant a reduction and in any case it wouldn't cost £1000 to put right, or anything like.

    I would not bother, the repairs would hardly cost anything and although the roof you might not have known about but you must have seen the garden fence when looking around

    Sofits and fascias might not be as cheap as people think. Get a quote.
    Find out how much it'll cost.
    relax. Your sellers aren't going anywhere.

    Painting? Nah once you've sanded 'em off mate you're talking about 4 days work and hiring of scaffolding to comply with working at height regulations. And then there'll be the cutting out and replacing any rotten parts.
    Or were you meaning they paint them themselves? I wouldn't! I know one of my neighbours did - but he's done them regularly so there's no rot got in.
    Scruffy sofits usually need replacing. It's just worth getting a proper quote in case these do.
    If it's just painting then get a quote for that instead.
