teenancy up, my right??

my teenacy agreement finished in march so where do i stand now?
my landlord is trying to sell the house while im renting, it gets a little frustrating with people wanting to view the house - usually at silly times. teh last lot wanted to view 6 o'clock on a sunday but i had to agree as landlord got funny when i explained it wanst convinient as at that time ii am getting my son ready for bed. most of the timethey never even turn up.
the agent selling the house is also a complete a**hole and comes round when we are out to nose(doesnt come inside when we are not in but has wanted to, landlord had to tell him he wasnt allowed to)
its an old house and needs alot of work but the landlord just isnt prepared to put the money or work in - ive spent a few hundred to some esentials that needed doing but cant afford to do no more.
a house has now come up in a nice area, its a newish house, large garden and teh same rent as what i pay know. i am going to view tomorrow as i really want this house. question is now my teenancy is up how much notice do i need to give my landlord as i really do not want to miss out on this other house but then cant afford to pay a month on each property.

somone else will know for sure, but if you are on a normal tenacy, once the 12 months are up, if it isnt renewed it goes onto a rolling tenancy with a months notice. if you go for the new place and it is through an agent they should be fine with this as it is standard and it takes a couple of weeks to get references and so on sorted, so there shouldnt be any problem and you start the next tenancy as the old one ends.
i would add that when you go and see the house if there is somebody living there ask (in a chaty way) about their situation. have they got somewhere to move to? why are they moving? i say this as the last time we were house hunting we found a great house. we looked at it and i asked the girl who was living there these questions and she was pretty vague.. didnt think much of it, we went ahead, paid fees etc and then got told that she hadnt got anywhere to move to and was expecting the coucnil to house her (split with partner). they then said that they needed her notice to quit (which hadnt been issued as she was just moving out as far as anyone knew) so would have added 2 Months AT LEAST before the house was available. our landlady wanted to move back in to our flat and the flat she was renting was coming to an end and couldnt be extended so it was looing pretty scary for a while.. thankfully we found somewhere much nicer in the nick of time!

Correct - but it is at least 1 months notice for T only - LL must give at least 2 months notice. All notices should be timed to end at the end of a rental period.0 -
You need to give a months notice to end at the end of a rent period. So if your rent month runs from 13th March to 12th April, you would need to give notice by 12th April to leave on or before 12th MAy.
You are under no obligation to show new buyers around; though refusal could mean that the landlord gives you notice to leave. Landlords need to give tenants on periodic contracts 2 months notice rather than 1.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Zoelouise - if you are having problems with potential buyers and their viewing write to both the LL and the LA and say that you are happy for viewings to take place on, say, Monday and Thursday evenings before 7pm and Sat afternoons between 2 and 4. As Silvercar says, you are not obliged to allow the viewings at all however you may need a reference from your LL so perhaps you can reach a compromise.0
