    1 - assuming property always goes up in value all the time
    2 - borrowing too much
    3 - forgetting that mortgaged buy to lets is high risk (borrowing to invest)
    4 - not having enough capital after the purchase
    5 - often an eggs all in one basket approach
    6 - buying off plan
    7 - not researching enough
    8 - not telling HMRC
    9 - not realising CGT is payable on gains and income tax on rental and not budgeting for it.
    10 - location. location. location.

    Ok, a couple of those are weak but I wanted 10. :)

    You're spelling is effecting me so much. Im trying not to be phased by it but your all making me loose my mind on mass!! My head is loosing it's hair. I'm going to take myself off the electoral role like I should of done ages ago and move to the Caribean. I already brought my plane ticket, all be it a refundable 1.
