If the EA didn't "introduce" your friend to the property then they can stick it up their !!!!. Lets say you are selling via multiple EAs and one of them sold it - surely you woulnd't pay comission to the rest?0

My EA have a list that you can add names on of people that YOU have introduced to the property, and they won't charge fees if this person goes through with it. For example, I was discussing selling my house with a friend of mine and she expressed an interest to do a house swap. I have given her name to the EA, but it didn't go ahead. Best to cover yourself, and tell the agent about these people and that they found out your house was for sale in conversation with you.

You should always use a solicitor or a Licensed Conveyancer to undertake your conveyancing, because there are so many potential pitfalls. You may be able to avoid paying an estate agent, depending upon what was contained in the contract you originally signed. Usually there is a clause stating that if you sell to a party not introduced by your Agent, then you still need to pay for any advertising that they have done on your behalf.
In terms of the solicitor, you will find that most of us have significantly reduced prices due to the current economic climate. Many offer incentives, such as a price match guarantee so you can sometimes barter in terms of the fee charged.0
