If you have sold how long was it between them coming to see your house and them putting an offer in ?
or
If you have made the offer how long did you leave between viewing and making an offer ?
I'm selling my house and the person who came on sat afternoon seemed VERY keen so every time the phone rings i jump up thinking its the estate agent:rotfl:

I've found that if you don't hear within 24 hours (48 at the weekends) then you can pretty much forget it. Never had an offer after two days.
Was it a first viewing as well? I've never recieved an offer on a first viewing (I've only sold three houses though so it could be that I've been very unlucky in that respect)0 -
Thanks Warchcosi, no its not my first viewing we have been on the market since June 08 and have had 1-2 viewings a week but our house backs onto a social club and the access to the club is right next door so puts people off, even tho its really quiet.
This viewer that came round knew the club and drinks in it so he knows its not an issue - hence why i think he maybe the one

Sorry I meant was it the viewers first time at your property? I've found that an offer only ever comes after the viewer has come back a second time (again only in my experience)0

Most people who are keen will offer quickly as they dont want to risk losing it, but there is no hard and fast rules, I had the Idiots who offered on mine, they took two weeks, and they are still bumbling around.
Sometimes people want to view other properties first, go and see a mortgage advisor etc, I have known people come back mths later and offer........

We had two sets of buyers offer on our property. Both did so after the first viewing and both offered the same day that they viewed. We may have been very luck though.
The first set we turned down, they came back a day later with a second offer, we turned that down too, they said it was their last and final offer (we still rejected it). They came back a month later with another offer which we accepted. However, they attempted to gazunder us a month later (a month into the sale) and the sale fell through.
The second set we accepted straight away (same amount as the third and final offer from the first buyers) and that has now exchanged contracts.
It can vary, though. We should start viewing after Christmas and I would be surprised if we offer straight away. The properties that I am interested in are priced "optimistically" and have been on the market for 7+ months - I want to see a few before offering: so unless we get completely bowled over by one, I quite expect to take a few days to offer (BUT I would explain that to the EA).
Edited to add (after reading Pawpurrs post) that I would arrange the mortgage first - before viewing...

I actually dont want to sell to them, I hope the lovely couple coming again tomorrow, offer and get it, judging by the way the idiots act, they would be a nightmare buyer. I know that sounds harsh, but they keep asking is it still available, oh ok, we will be increasing our offer on XX, only to disappear, not answer calls, then go in to the agent, and ask again, ok we will offer and repeat......been going on the same for weeks now, they have also lied about being *cash* buyers when in actual fact they need a mortgage! So it doesnt inspire confidence? Does it?Pawpurrs x0
