Doing up whole house, How much?

Hey all

I am a FTB with the OH have got a morgage in agreeed up to 150k, we have been looking in the area and are looing for a 2 bed flat with garden which are generally about the 150-160 mark. a property has come on the market today which is 2 bed maisonette which has front a back garden and garage. it is up to 105K, it is in a right state but just wondered how much something like this would cost to complete to a good standard, it will need new double galzing and new heating system, and then all new fixtures and fittings?

There may be a link somewhere else to this but couldnt find it.

i would think it could maybe be all done for about 30K but i may be well out.

it would need

New D Glazing
New heating system
New bathroom
New kitchen
Major redororation.

    Not a easy question, how do you know it doesn't need re-plastering or wiring as well?, not until you start digging that you find more needs doing then you realise, c/heating is about £3-4k, kitchen £1.2k depending what you go for, bathroom about £1k. it all mounts up, unless you really know what your doing and letting yourself in for i'd be put off.

    Depends on the quality you expect and how much you will DIY.

    Anything from 10k to 50k+++

    when we moved into our proerty and started scraping off wall paper etc the plaster came of in big chunks, to say that the air was a bit blue is an understatement
    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!

  • most major jobs would get people in to do but, so re-wiring would get it done, to be safe, plastering to get walls fresh for re plastering, putting in kitchen and fitting things is not a porb as diy is up to scratch, pluming would get people in,

    how much would you look for to allow for windows

    Also depends on what area you're in. Tradesmen charge a lot more in the south east than they do up north, for example.

    i have just done a 2 bed flat. re-plaster ceilings,£300 from a friend. new kitchen,£1250,self. new bathroom,£700,self. new windows,£600,self. new heating,£1250,self. corgi man for gas,£50. floor,£250,self. painting etc£150,self. total £4550..not bad, if you can do it your self.

    Back to topic, if you're not going to do most of it yourself, I would get some pros in to give you some ballpark quotes.
