UK Property buyers taken over as Letting agent

I have been in a rented property for 6 months now and the letting agent was north east property lettings. In February I received a letter stating that they no longer were collecting the rent and the new company would be in touch.

A month later UK Property Buyers phoned me saying they took over the property and had sent a letter with a standing order form. It turns out they sent this to the wrong address. This is sorted now, but it turns out a number of landlords in the estate have defaulted on their mortgage and are going through repossession, and the tenants facing eviction by the lender. (These properties were also originally rented via north east property lettings)

This does not seem to effect myself, as I have no notice to this effect. However my concern is for the long term as UK property buyers could sell the property (If they own it) i don't know if they are acting as an agent or are owners.

My question is, has anyone had any dealing with UK property Buyers either positive or negative. All I know is that the specialize in buying properties (at a knock down price) and renting them back.

And is anyone aware of what rights we have. We have 2 small children and the oldest is currently in his new school, as such we really do not want to move.

    I think they have to honour your existing tenancy but need not renew it. If that is the case they have to give you 2 months Notice and during that time you can look for something in the same area.

    We sold my mother-in-laws flat after she died but rented it out first for over a year. There were problems in that the same Estate Agents handled both the letting and the sale but they forgot to give the required Notice and so the new owner did not have "vacant possession". Luckily he lived with his parents and it was not a problem but heaven knows what would have happened otherwise.

    They are under no obligation to renew your contract, and probably won't - they want a quick sale so they can get the cash. You'll have to start looking for a new place, I'm afraid.

    I'd hedge my bets and start making plans and looking for a new place..... yes, UK Property Buyers can sell, as previous poster said, they are required to give you notice - but why wait for a letter to arrive giving you a small amount of notice?

    Alternatively, contact UK Property Buyers for some statement of intent - merely ask them if they DO intend to sell in the near future?

    Whistler, BE CAREFUL! Look for somewhere else to live if you can.

    We were with NorthEast Property Lettings. Then last October someone else took over as our landlord. At this point a default was put on the mortgage. We are now in the process of having our flat sold at auction from under us. Our tenancy agreement is supposed to stand, but you legally don't really have a leg to stand on.

    Just be warned that you can be evicted through no fault of your own. You might not be at that situation yet, but it happened to us from October to February, that's how long it took them to go into receivership.

    I was also with NorthEast Property Lettings until last December when my landlord went into receivership. Have you had any problems getting your deposit back or getting your new management company to recognise the fact that you paid a deposit?
