Try speaking to your landlord and explaining the situation. I had a tennat who was in the same position as you, and I just agreed with him that he could stay until he needed to move, but as I intended to sell the property after he moved out would he allow me to market the property. He agreed, and my EA actually told me that he had been really helpful, showed prospective buyers around, and always made sure the property was clean and tidy. As a result he got to move out when he needed to, and I had a sale agreed before he vacated so we all came out happy.0

Hi All, thanks again for the replies. An update of sorts - the landlord won't budge on the 2 months notice but the letting agent said we could hand the notice in and say "ideally we would like to go in 6 weeks", and they could then try to find someone for that time.0

only hand in your notice early if you have some kind of backup plan sorted. If theres one thing I've learned its don't believe the seller and prepare for the worst.

Gosh, sorry to hear that, Jim. That is exactly what I am afraid of. We have no backup plan, nowhere to go (could have gone to my folks, but their house is going on the market so it wouldn't be fair on them and there is nowhere to put our stuff).
I get the impression the vendors are going to put the pressure on. They want to move on April 13th, which isn't very long away, but if we're not able to give our notice in until it is legally binding then I can't really see that happening.0 -

luckily it all (kind of) worked out OK in the end, we spoke to the council and they advised that it is actually illegal for them you boot you out of the rented property if you have nowhere else to go, though obviously you then risk loosing deposits and references and such.
Also, if theres anyone else planning on moving into your rented place by the time your due to be moving out, this could put them in a similar situation, so is not a nice thing to do!
if you have a 2 month notice period, I guess you could hand in your notice a month prior to completion date, then you still have plenty of time to make alternate arrangements if necessary, and only have to "waste" half of the rent you were originally expecting to pay.

Well, we have our mortgage offer and survey now - no problems with either - so next week we are going to give our notice in and probably hope for the best. But I will be phoning the EA first to say what we're doing and that it's really important that if we do this in good faith, they do stick to their word. I can't really see another way to do it and I guess you do just have to take a risk!
The letting agency said that if they don't find someone within 2 months, and we are not moved by that time, they will negotiate an arrangement to let us stay on.0 -
