Estate agents/cash buyers

I am interested in whether cash buyers who are looking at present let the Estate agents know how much they are looking to buy for? ie do you say you have x amount available for y type house/flat etc. Do the agents then send you details of properties available via email. Sorry to sound so thick only have no experience of the way it works

I have to chase EAs for info, despite being registered with them all they don't seem particularly bothered by me having cash to buy. I assume there's a lot of cash buyers about.0

Depends on the agent really, but with the market being so quiet, they really have no excuse.
Have you thought about placing an add in your local paper ? sometimes it can attract vendors that have been considering marketing , but havent actually put their property on the market yet .0 -
I only want to buy in one of a few streets so I might do a leaflet at some point ...0

How would you word it in the local paper. I think I would be a bit worried about letting the general public know how much money I have spare.

Unfortunately the only checks that some agents make are to take a home telephone number, and an address.. There is no guarantee, that 100% are genuine, but in 10 years , I never met anyone that wasnt:)
I would just place an add stating what you are looking for, price area etc, stating that you can proceed immediately, without stating your a cash buyer.
Obviously if anyone is interested in selling , they will have to give you their address to view, and a contact number ( home )
