Ok, managed to get a mortgage *yay*, found a place, put a reservation fee down. Told the mortgage was 90% loan to value, so I had the 10% deposit there ready to use. Everything went through with the property and its now going through the completion stages.
My mortgage adviser phoned me up the other week to say 'it's all fine, all I need is a 20% deposit instead of 10' I was a bit shocked, as sadly for me money really does not grow on trees!! He didn't seem to have any reason as to why and just told me that is what he is able to do!

After that, I managed to get the deposit so I thought great, sorted.... maybe not no!! He didn't fill in everything he needed to so it was delayed, 2 weeks on I get the mortgage offer through to find its accepted, only to find it is the wrong post code and the solicitor has also picked this up!

Its now causing more delays and again he told me he had changed it for me today, so afterwards I thought I would phone up and check and surprise surprise he hasn't it is such a nightmare!

What would you do in this position??

    Save more.
  • I think the first answer you have had, like many of mine I am sure, was not of much help.

I think I would persevere with this advisor and hope for the best.

In the long run I would not recommend him to my friends and I might tell them about my experience when using him as my advisor

I hope you now speedily move towards exchange of contracts. Good luck.

The OP said money doesn't grow on trees. That's right, and finally the banks are trying to be careful with the stuff and suddenly people are upset that they can't buy a house.

House prices are too expensive at the moment - let them drop further and you'll have your 20%

If save up isn't your preferred option then I'm not going to suggest robbing a bank.
  • I thought the OPs main concern was the poor service he was getting from the advisor.

I would ditch this "adviser", it's his business to know your financial circumstances and make an appropriate recommendation based on that. As you rightly point out 10%s don't grow on trees.

The best action is to deprive him of the commission.
