Advice needed regarding First time purchase

Hi,

I am visiting a house tomorrow (semi) which i really like the look of. From the pics it looks in very good nic with very little (if any) work required.
The house was purchased by the current owners in 2004 for £166k.

Another semi (dont know about its condition) on the same road was bought in the summer of 2007 for £195k. The area is quite desirable with its proximuity to good schools and is generally a nice area.

Now if this house is as it appears in the pics....what would people recommend as an opening offer?

    How long has it been on the market? has it been reduced in price to offers around £175k?

    no, it was purchased by the current owners in 2004 from someone who purchased it in 2002 for £130k. So i guess the previous owner did the majority of the work?

    Yes it makes a difference in Scotland as they have a different system but if you're not it doesn't matter! I would probably go in with an offer of £165k and let them negotiate you up a bit, it really does depend on how much you think it's worth and what the maximum you would be willing to pay is. Tbh, they bought for £10k less than they are selling for so it doesn't look like they've put it on for a really high price and are being greedy-unless there's loads of work that needs doing!

    Yeh, certainly from pictures its looks very modern. A couple of viewings may determine otherwise. However it does seem reasonably priced. My inexperience in this situation was the factor in posting the question.

    Would going in at the price they paid in 2004 be a good representation of where today's market is (generally speaking)?
