    Chickmug, thank you for further highlighting this - and thank you Googler for inadvertently doing the same.

    'The penalties for agents breaking parts of various legislation is very punitive - big fines - even prison sentences. But clearly not enough to deter those who make big financial gains'.

    Makes you wonder how much of this is due to an institutionally inherited disrespect for law.
    Most people are working too hard to make really decent money:eek:

    In various posts you seem really anti all agents but there are some good ones who are as appalled as you about the bad uns. Is there no way you can harness any of your feelings towards doing anything positive about the issue?

    Yes but you probably haven't met that many and yes, before you say it, I am defensive as I have met decent ones. It could be a regional thing?

    I wouldn't say so. For instance, the one estate agent mentioned at the top of the post is from Yorkshire. The ones I've met don't live there, so I'm sure it not limited to one region.

    Am I bashing my head against a brick wall with you? I was trying to find common ground but feel I would rather leave the issue and accept you are a seriously anti agent person.

    Chickmug, all I have done is given honest answers. Yo have chosen to personally attack me - as seen in not only this post but others. I would suggest you calm down and look at the situation from a logical position. I haven't raised all the complaints regarding estate agents, they exist already.

    Googler, my personal experience is irrelevant, although if you read the post properly you will see I have given an indication of the amount of estate agents I have met, not many, but sufficient to gain a insight into their faults.

    Please don't take this personally, but if the truth hurts, don't read it.
