Timescale before completion

First of all, my apologies for posting another question about timescales, have searched all the pages of this forum before posting! It's kind of addictive ina weird way isn't it)

We are FTBs and received our mortgage offer today, as did our solicitor (who has been really good and quick so far). We have had the local searches, fixtures inventory and land registry docs back, and the house is vacant with no chain.

My OH has to be out of his rented flat at the end of March. Do you think there is any likelihood of us having completed by then? Could anyone tell me what else needs to be done now? Thanks for your help.

    As you say your solicitor has been really good & on top of things, there seems an excellent chance that you'll complete by the end of March. Just ensure your solicitor carries on being so efficient & it should all go through pretty speedily now.

    A lot of the essential work seems to already have been done & as there is no chain situation this makes a lot of difference.

    The next step should be exchange of contracts followed by setting the completion date.

    Exactly, if all the searches have been done, finance in place, set an exchange date for the date you want, and you should be good.

    I put my offer in on January the 24th.
    The offer was accepted on the 25th.
    I moved into my house on Friday 24th Feb.

    My solicitor and I received the mortgage offer on 16th Feb, The solicitors exchanged on the 21st of Feb and completed on the 23rd.
    I moved in on the 24th.


    I was a first time buyer and the seller had no chain.

    It did help my gf working in the conveyancing department at my chosen solicitors admittedly :D
    I would have used my own initiative if someone would have told me to!
  • Wow, that must be some kind of record, suppose it helps having connections in high places though!

    I have been really encouraged by these posts, thank you. Will prob call solicitor tomorrow and see if I can request that we speed things up, without sounding too pushy.

    I'd say you should be in by the end of March, as long as no problems occur.

    Mine was delayed slightly because the seller had lost their Corgi certificate so they had to get a plumber out to certify the gas etc.

    Give the solicitor a ring, don't worry about been pushy..
    Remember they're working for you!

    As for this been a record.. Not quite there was a case I read somewhere where some company did the full procedure in 24hrs!
    I would have used my own initiative if someone would have told me to!

    Hope you are in ASAP my house was sold 11th nov, I had already found a house at the start of October.... I am STIIIIIILLLLLLLLLL waiting.
    Debt free and plan on staying that way!!!!

    we had the same dilema, go to the sol's and say you have to be out on XX of march (preferably 2-3 days before partner has to move and say that you would like this date confirm with all other parties

    if they come back and say no and suggest a later date simply say it is impossible as someone is moving in after your partner and so he has to be out

    find out if everyone else has searches back etc if they do you should be ready to proceed in weeks, if you make it clear now though everyone has enough time to get all the paperwork in order before end of March
    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!
