Is it cheeky to offer 50k under asking price?!

Well, of course it is...!
But its all we can afford.
The house we want belonged to an old couple i helped heaps in the last 18 months, sadly she is now very confused and in a home, her husband who was more mentally aware, died unexpectantly last week. No family, so solicitor is court of protection.
House has been valued at a what i think is a rather high price and needs compleat gutting and approx £70,000 spent on it.
We have had ours valued at £220,000 today and these was valued by someone the solicitor set up last week for £190,000, it is bigger than ours and would demand a higher price done up, but i think 190k is far to much considering the details of house also said it did need £70,000 to get it up to a livable standard.
We want to offer £140,000, but i think its abit cheeky, and i guess it will be turned down.
I would like the think the solicitor will be nice to me, considering how i have helped this couple in their most time of need.

Are you sure it would need £70,000 to make it to a liveable standard? Or are you thinking £70,000 would do it up to a very high standard? (i.e. very expensive kitchen/bathroom fittings etc)
You haven't said the size of the house, but unless there's structural issues I think you must be overestimating the amount of work required.0 -
Well, we would like a high standard, but the house needs - new roof, re-wiring, GCH, new boiler, windows, bathroom, kitchen.... new new everything. You name it, it needs replacing or even putting it.
All ceilings etc need renewing where the roof has been in very poor state for many years...

Do uppers allways seem to go for too much, perhaps people think it will cost less than they think, or like a property they can make their own? Although with less developers and would be property developers this will change, and they will revert back to the prices they used to command.
70k does seem a lot, if its new to the market I very much doubt such an offer will be acccepted.
Who does the probate go to? I doubt they will sell it to cheap, because you were kind to them?
I am also guessing that you are not in a postion to procced at the moment?Pawpurrs x0 -

Its not on the market yet, neither is ours.
The solicitor knows we are keen and did say it will be offered to us first.
Ours isnt on the market yet, but we do already have a very intrested person in the form of my sister in laws work friend and her husband. But i realise they have to sell theirs etc....
There are no wills, no family, so any funds at moment will pay fees for nursing care. Without wanting to blow my own trumpet, i have been more than kind, but thats another story really.
Well i guess its worth a go, next week i will have a long chat with solicitor.0 -
