Valuation question

So we are have our survey and valuation done on our house on Monday, but I was wondering what would happen if the valuation is different from what we have offered?
Bascially we are buying a 3 bedroom house in London for £205k, which was on offer at £220. It needs central heating installed as there is none, and some building work in the kitchen (hence the low price).
If the valuation is more do we have to pay more, and if the valuation is less can we re-negotiate?

They never value it at more than the price agreed, they can sometimes withold funds for work needing doing or down value, if they do, you can try and renegotiate, but the vendor may not agree to it!Pawpurrs x0
