    I would state the offer remains on the table until x date. After then you will be withdrawing it and going elsewhere...

    Technically you can offer on as many properties as you like, and then withdraw. We did once withdraw an offer when the seller did not reply by the time he had promised, and we needed to make a decision on another place.

    Yes I think I will continue looking around and if something else tickles our fancy, we will put an offer.

    Somehow, I am old school and prefer not to play on 2 sides, as it is not serious and can backfire on you, if a desired property comes to any estate agent, you have withdrwan from.

    I guess i will have to shape up and play the game as well.

    Just miss people, EA mainly, that tell it like it is !!!!!:mad: :p

    No game to play tenke, just straight forward common sense is all you need.

    Your offer is low, the sellers are reluctant, so they aren't rushing themselves - where's the great mystery in that?

    If you do make another offer there is nothing wrong with saying that you have made one elsewhere that is taking ages to reply. At least then people know what they're dealing with.

    You don't have to pretend that it's the only offer and then give them a nasty surprise when you don't proceed.

    I think that is why I dont get a prompt answer but again I dont know actually what happens on the other side...

    Even if sellers are reluctant I STILL want the consideration to say it right there and then, so I can say NEXT !!!

    as already mentioned- there is nothing stopping you putting in offers all over the place - its up to you to go ahead really once the offer has been accepted.....

    I think the EA should explain the situation a bit better, then OP would in a position to consider if they are willing to take the hassle.

    If its were me, coz I am evil like this, I'd say 'now that it has taken this long my offer is another £xxx less', just to twist the knife with the procrastinating vendors.
