The main saving will be on Estate Agents Fees.
Your friend could sell via an Estate Agent but might be willing to take £2,000 less from you because no Estate Agent is involved.
On the other hand never mix business with pleasure.
I.E. never do business with a friend.
Will you be able to drive a hard bargain?

I know what you mean about business and pleasure, but as this is a public forum I dont feel comfortable giving too much detail.
But I am happy with the offer I plan to make, subject to the Scary Survey ;-) and as everyone involved is upfront and honest I am hoping for a stress free as possible transaction as possible.
