Tenant piling up rubbish !

About 2 months ago I noticed one of my tenants was piling up rubbish in the back yard and the rear alley way leading from the backyard. This rubbish contained all sorts of nasty stuff including babies nappies and the smell is not good !
I wrote to the tenant asking him to move all the rubbish and I gave him a generous two months to sort it out. Well,the two months are now up and the problem remains.
If I move the rubbish at my expense then charge it to the tenant I doubt I'll get the money off him. It's become a health hazard now and the neighbors are complaining !
Have I any other options ?

    Prepare Section 21 notice for recovery of property at end of tenancy. Explain to tenant you will serve this if problem not sorted very promptly, asking (gently and politely) if there are any issues he has. It is JUST possible this is someone else's doing, albeit unlikely.

    Take pictures, and make sure you have copies of any letters sent so the deposit can not be in dispute when it comes to claiming on it. Serve notice, but don't be surprised if they bunk off paying the last months rent, so the deposit doesn't cover the cost of clearing up their mess.

    But don't totally despair, as we had tenants from hell who we evicted end of last year, and needed 2 skips and a strong stomach to clear up the mess they left behind.

    We got a letter yesterday from a LA, asking for a reference for them as they had to put recent LL's on their application form!! :D
