I am thinking of advertising for my own tenant and avoiding the EA. Can someone please give me a list of things I need to do/consider? I know I should get a professional reference and one from the last landlord. However, how would i know i am speaking to the previous landlord or current employer - the tenant could give me details of their friends? How do I do a credit check? Where are the best places to advertise?

    follyfoot, firstly look on LL sites like Landlord Zone, NLA.

    You need to do some background reading on what your obligations are, and they will also give links to all the information you need on advertising, getting tenants etc and all the paper work involved.

    It really is worth spending time doing all of this if starting from new,and you will get support and advice on how to do everything properly, safely and legally. Good luck.

    I dont think theres many jobs has estate agents, take a look here a comprehensive check is enough to get rent gaurantee, but i will personally be going for the advanced report, it checks back 6 years

    To find out they are telling the truth ask them for photo id passport drivers license, a bill from the address they are currently at with their name and address on, and also check the land registry to check who owns the previous house(landlord) and confirm with him.

    Having said that if they are a bad tenant, the landlord will give them a good reference to get rid of them.

    basically with rent gaurantee if the tennat passes the reference and then doesnt pay the rent the rent gaurantee policy kicks in and pays your rent. ive got mine for 99.99 from endsleigh
