The Cost Of Solicitors Fees?

Being new to the property ladder i am still trying to find my feet. After getting my mortgage accpeted in principal and paying out for a valuation fee i am now looking at solicitor fees. The mortgage is with the post office and after speaking to a advisor from there today they I have to use one of theres selected from a panel or pay between £100-200 penalty if I want to use one from somwhere else. They give me a estimated cost inclusive of all searches etc and it comes to £1035.19 this does not include any other fees such as lending fees etc. Is this over priced? it seems a little high from reading around but a lot of the info i have read is a tad old so i am unsure. I was just after a rough estimate what I should be looking at to compare.

  • That's an awful lot - does that include an arrangement fee, or just the conveyancing work? I'd expect about half that, though it's four years since I moved so I may be out of date.

    Sounds high.

    Why not ring around 2 or 3 local firms and ask them what the final bill should be? Add on the £100-£200 above and then make your decision.

    Sorry, are you saying the Post Office INSIST you use there solicitor or you get charged a fee if between £100 and £200

    Further to our recent telephone conversation, I write to advise you that my
    firm's fees for acting on your behalf in this matter will be as follows:-

    Our fees £395.00
    VAT £69.13
    Searches (estimated) £170.00
    Land Registry fee £150.00
    Sovereign's document fee (estimated) £60.00
    Telegraphic Transfer fee £23.50

    Comes to £868.5

    see if you can get your own quotes , Bank of Ireland ( who run PO mtgs) used to allow clients this , so long as they ere on their panel ! - ensire yopu ask sols this as well

    my solicitor is quoting around £820 on a no sale no fee basis...

    this is for conveyencing for both buying and selling.. (not including stamp duty when buying)

    you quote seems high to me..
    Weight at 1st Jan 2009 = 17st 9lbs!! :shocked:
    Total lost to date = 1st 11lbs :j
    Current Weight = 15st 12lbs...

    Total debt at 1st Jan 2009 = £17,000
    Current debt = £9,000 :T
