Completion of new builds

Hello,
Does anyone know how soon after physically completing a new build house, do you get to move in? Is it completely finished when the cert is issued and then that prompts the solicitor into action?
So, if the builders were scheduled to complete the house by 17th April, would it be completion of monies etc 10 days later or would it be sooner?

    Example of my own situation, hope it helps?

    In Scotland, not sure where your house is being built so may not be the same mind.

    Our house was 'finished' last week; habitation inspection by local council took place on Friday last week. That triggers NHBC inspection to be ordered. This took place today and passed, that in turn triggers the solicitor to request mortgage funds and then the release of the keys.

    My builder wanted 14 days between inspection and settlement. We squeezed it down to 2 days, as we needed in but we have compromised a little on finishing touches being done whilst we are in rather than before we get keys.
  • Thaks that does help and it is just as I suspected. Not in Scotland but it sounds like the same process. So, in the contract we have 10 days notice so presumably they will have the inspection booked for the Monday probably as their target is the Friday before (sorry Im just thinking aloud here lol), soooo we will have a completion date for the 30th April.mmmmm wanted it to be the week before but maybe we could do the same as you and move in and get the snagging done afterwards....or maybe not.

  • It's very close for you now Sarah! Our house being completed is still expected to be last week of June and to move in begining of July. that was brought forward from August so not bad.

    Its strange now to visit as the outside is all but done and they have tradesmen galore in there now. The plumbers, tiler and electrician are all in there this week together and the kitchen goes in next week. We keep taking a sneaky look inside (of which I feel very naughty and keep looking out for the site manager as we dont have hard hats and as for my shoes :eek: )lol
    Even though we have been to the show house lots and know what to expect it still looks strange when it is your house. It feels loads bigger too as obviously there is no furniture in it.
    Wont be long until you are seeing the same. Is your roof on yet? Chosen your options?

  • Our roof is expected to go on in 3 weeks..and we have to have made our options by then. We are going on Saturday to sort out the kitchen colours and styles and the bathroom.

    LOL at you sneaking into the house without the site manager seeing you!

    Just wanted to say good luck with it all, we bought our new build a year and a half ago and we were the same sneaking up and down the rd watching and nosing!! it's very exciting..enjoy!!

    Lol every time we do it I am chuntering on at the person with me to not get "caught"....im such a wuss.
    Great you are choosing on Saturday....bet your excited. Soon as the roof goes on its action and everything happens very quickly.

    the house needs a cml certificate which is then faxed to your solicitor who then informs you and calls down the funds from your mortgage lender, before that most builders call you in for a fam visit to make sure you know how to operate all items in the home usally takes about an hour.
    my bark is worse than my bite!!!!!!!!
