Letting agents claims a CCJ, not showing on report!!! Confused, please help!

Ok, i have been away for a while searching for a new home to rent (ours is up for sale).
Applied for a lovely property on the south coast, credit checks and all. Wasn't too worried apart from a little concern due to the fact i'm living off of OH's income until DD starts pre-school in sept. And also probably a bit of a poor credit score due to some missed payments over the years (but trying to fix now). Nothing too concerning!
Anywho, the agents called back and said you failed due to a CCJ on OH's part for £800 and which was issued just recently in 2008. Gobsmacked, i asked if he was sure? He said yep. I went mad at OH as i couldnt believe it - but he honestly had no idea and was as shocked as i was. I always thought it was near impossible to get a CCJ without some knowledge of it. So, ordered credit reports online for both of us, a week later pin numbers here, have checked and guess what, NO CCJ whatsoever, on either. It just states 'no data retrieved' as it does in many of the other areas - everything else looks just as we believed it should.
(There was a fraud thing on OH which is a bit concerning but it was for a cousin with diff surname using his address to apply for credit and this was just in 2008, states if it is not the named applicant it will not affect applications).
Completely baffled i have called rentshield today who do the referencing and they have confirmed they only use Experian. So why has the estate agent been able to tell us the amount and when? Also are we only getting part of the report? It does say its the full report and is downloadable.
I am furious because this has ultimately lost us fees and the property :mad:

Sounds to me like the letting agent has done a cheap 2.99 reference, which is not comprehensive, obviously trying to make has much money has they can.
Id phone them up and explain you have done your own check and it has come back clear, ask them to see a copy of their reference check with the CCJ.0 -
Thank you - i hope so. I am surprised as they have used Rentshield, a proper referencing agency, i know they did because i had an email confirming so from Rentshield.
I have spoken to the agent and he is being nice about it - i hae emailed over our copy that we downloaded.
I mean it states 'No data retrieved' under the Public record information so this does mean there are none and not that they just left that off for now (baffles me why, but you never know)?Mummy of 3 lovely munchkins :smileyhea0 -
Hi ellie belle, I have had similar situation. We had our Mortgage in Principal agreed with Abbey and then when we went to apply for the full mortgage we were declined as they said that we had a £75 default from October last year. Both of us have exemplary credit records which show no defaults.
Very angry about this as we have now had to another M in P with RBS this time and have to wait to see if it passes.
We printed our credit reports and passed them to our broker who could not understand it either.
Anyway we are now armed if it RBS come back. Keeping everything crossed it all goes fine this time!Spreading the gospel that is Martin Lewis to the future generation....I'm a Home Economics Teacher and being thrifty is the way!:A0 -
Thank you HockeyDuo, i hope that goes well for you. I cant comprehend how these credit companies receive different info to what we do when it is OUR financial information.
Our letting agent doesnt understand either as he has now seen OH's credit report and even he said it looked pretty ok - no reds and only 2 ambers but absolutely everything else green (and lots of it as he does have a fair few catalogues/credit cards - none used more than 50% - a total £2500 used and £2700 still available credit so just under 50% and not big sums either.
He passed it on to Rentshield and they basically turned round and said they still don't want to insure us due to OH's credit score being really low (yeah i bet it is if they have CCJ's showing on their copy). They won't comment whether they have made a mistake and are refusing to look into it.
We are hopefully going ahead with the property but paying a much larger deposit (equivalent to 6 months rent, which hurts but it'll be protected in the deposit scheme just to protect the LL incase we dont pay). The estate agents are happy to take us as our references came back shining so.......hmmm, im just mad OH has been put into a box if it really is false. But then worried in case there is a CCJ out there somewhere with his name on it!Mummy of 3 lovely munchkins :smileyhea0 -
