Morning All.
I've been lurking around here for few months now and just wanted to pop in and give some good news to sellers struggeling to sell and buyers hitting brick walls..
We first started looking for a house in the Horsforth area of Leeds tail end of last year, we knew prices were dropping but they weren't quite in our price range. We had a max of £130k to spend... So we spend dec/jan/feb looking at LOTS of different houses. Some nice..some less so...some without central heating some with the smallest bathroom in the world..
We put offers on a few houses but the sellers appeared to still be holding out for 2007 prices and we were being rejected left right and centre...
Eventually in mid feb we found 3 bedroom house in horsforth, end terrace, brand new kitchen...3 year old boiler.. with a garage which was reduced from 150k down to 129k on the monday. We went and saw it on Monday night and by Wednesday our offer had been accepted and we were on the rollercoaster that is buying our first house... We are FTB's so are just moving from rented accom which probably made things easier. The house is also owned by BOVIS who did apart exchange with the tennants. They bought it for 150k less than a year ago so are taking quite a hit on this...
3 weeks and 3 days later, we exchange and today we complete and can pick up the keys!!!
Just wanted to get a positive story out there amongst all doom and gloom

You are right, its great to hear some good news about buying/selling etc.
We put our house on the market in Aug 2008 and finally got an offer on 9 March. We then put an offer in on the house we want on 16 March. The valuation was done yesterday on my house and the house that I am buying. Our buyer is a FTB, so it looks like a small chain. I hope to be moving house in the first week of May but it will depend on what the people are doing at the house we are buying.
The first house I bought, it took 5 weeks from making an offer to moving in (no chain either side). The second house I bought took 6 weeks from making offer to moving in. The chain on this one was FTB, Seller, Seller, Rented, so again a fairly short chain.
We have started doing some packing already. Last weekend we emptied the loft. I think there should be a law that states loft access should be restricted to maintenance or loft conversion purposes (the contents of the loft filled our spare room, I never thought it was going to end). We have cleared junk from the two garden sheds. I am going to clear out the airing cupboard this weekend.
I just hope my buying/selling experience is as quick and as pain free as yours.
