Valuation/Survey Recommendations

We have had an offer accepted on a property, mortgage accepted and survey / valuation took place a few days ago. We took out the 2nd option type valuation/ Survey (Homebuyer) where they actually go into the property.

The following inspections have been suggested as a condition of the mortgage

a). Instruct a specialist contactor for internal dampness
b). Condition of Timbers including Sub-Floor
c). Instruct a qualified Electrician to inspect electrical installation
d). Instruct a roofing Contractor for checks
e). Instruct a Heating Engineer for Plumbing checks

I do not really want to spend too much money so am not sure how to proceed or who to contact. My solicitor has advised me to carry out these inspections so that we may be able to negotiate the price of any needed works off the buying price prior to exchange.

    That's totally standard stuff. You wouldn't see a homebuyers report without it. How useless are these surveys :wall:

    I'd give the surveyor a call and ask if there was specifically anything he was concerned about. Even if he wasn't worried he would put that list in to cover his bottom.

    thanks for that, but thse inspections have been outlined as a condition of the mortgage so god knows what to do?? Do we instruct someone to carry out these checks and obtain quotes (this will probably cost call out charges etc)??

    You say they are suggested as a condition of the mortgage - has the mortgage company put this condition on you before they will issue you with an offer or have they given you a formal mortgage offer and are adding these on to it?

    I've seen plenty of surveys with that sort of list from the surveyor trying to protect himself, but not that the bank made them as a condition of mortgage.

    But if it's a condition I guess there's not a lot you can do about it
