How well does it go down if I refuse viewings?

How will the EA receive it if we ask for people to view our property who are already on the market only? I know some EAs do this as a matter of course, but ours obviously doesn't.
Will the EA be less happy to market the property generally do you think if we refuse? How about vendors wanting to come back and view when they are on the market?
Just getting a bit fed up of people viewing who aren't yet on the market and I don't want to carry on providing a day trip out for the nosey people.

They should be understanding of your situation.
I've always told agents that I'm happy to let people view if they aren't on the market, but only when coupled with a viewing for someone that is. That way, I don't have to make a special effort for possible timewasters and I don't rule out the chance of someone that isn't on the market putting their house up and selling in time.
Win/win situation for me.Everything that is supposed to be in heaven is already here on earth.

When we sold our house 18 months ago. I asked for viewings only from people who were "ready to proceed". So basically they had to be on the market with an offer already on theirs or cash buyers or people who were living in rented accom etc with nothing to sell.
Estate agents didn't mind. Respected my wishes. I obvioulsy had less viewings (so less tidying up!) but sold to the third viewer. They had the money in the bank (ok for some!!) and it went without a hitch. I'd do the same again.

Hi there,
I told my estate agent that I was not wanting 'timewasters' around for viewing. They did not mind at all and totally understood.
We had less viewings but sold after second viewing.
I didnt go and view houses till mine was sold but I suppose everyone is different.

Could backfire on you. We viewed a house in December and our house wasn't on the market. We wanted to find a house before we put ours on the market as the houses in our street sell quickly. Genuine buyers do therefore view without their houses being on the market. We subsequently bought the house and sold ours in 5 days.0

We did the same - well actualy our agent told us that he was declining viewings from people who had a property to sell but were not on the market which I agreed with. Havent got time to waste showing people around who are not in a position to proceed0

I agree with this. We have viewed a lot of properties and ours is not on the market yet. We have 4 valuers coming round tomorrow and properties on this street come up so rarely and are within the FTB range, so they sell fast. Last one sold in 5 days. We plan to get it on the market the day after tomorrow and have seen a few houses we would consider offering on. I think it was good that we saw a lot of houses because we now know exactly what we are looking for and will therefore be 100% committed to the house and the area that we choose to go with.0 -

We've just had the viewing and they do need to move as the woman was pregnant too...more pregnant than me, so I don't know why they've left it so long to house hunt!
There are no streets round here that sell quickly IMO (even though our EA told us the viewer would sell quickly when going on the market...EA said that to us too, and 8 weeks later, no sale), so I think Doozergirls way forward is a good compromise, plus added bonus of getting the agent to work harder.Who made hogs and dogs and frogs?

I think you need to be careful not to lose out on potential buyers. The person who is buying our house came round first before his property was on the market. He made an offer which after a bit of haggling we accepted although we said we would keep our property on the market until he had an offer on his.
He then put his property on the market the next day and as it turned out we had not received any other offers by the time he had an offer on his house. Fingers crossed everything now seems to be proceeding.
If we had not let him come round chances are he may have found somewhere else and we wouldn't be selling to him. Maybe we were just lucky - but are there really that many people out there just going round houses to be nosy?!! We have looked at so many houses in our house hunt that I can't imagine choosing to spend your weekends traipsing round houses unless you genuinely want to buy one!!
