Costs?

I am interested in what costs are involved for buyer and seller when I put my house on the market. My neighbour just sold his house for £365 thousand and mine is a bit better, so I was expecting to ask £375-400 thousand. I was trying to decide what price I should start at and what is the minimum I should accept. There is no pressure to for me to sell so if it does not sell .. I will stay.

My neighbour was told that selling would cost about £15 thousand. I presume that the main bills I can think of are estates commission, solicitors fees and removal costs.

The buyers costs would be solicitor fees, arranging a mortgage, survey if he/she gets one, Gordon Brown's stamp duty, and anything I have not thought of. My house would be sold almost fully furnished and the decor is excellent so the would be no urgent immediate costs.

A rough estimate of costs would be appreciated. Thanks.

    The bulk of the fees would be the EA - approx 1.25% would be a good starter - so assuming that there is a £400k sale price, then there is a £5k cost there.

    Solicitors - would budget approx £1-2k -dependent on the work that needs doing.

    Removals - how far, how many items, what size vehicles required?? My brother moved from one part of Surrey to another, an needed 2 large lorries - the cost was £3k.

    So, for a rough estimate, I would go for £8-10k.

    Perhaps worthwhile calling Pickfords (or any other removals firm) and getting a better quote.

    it will all vary on what percentage of fees you arrange with the ea, if you are getting a mortgage what stamp duty level your next property is at, how much furniture you have got to move and solicitors fees

    if any one else can think of others please feel free to add them coz i have never sold a house beofre just guessing really
    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!
