so the survey says......

duh-uh....

following my post the other week i have spoken again to the surveyor today, he has finished the valuation and he is sending it to me but he says in current condition we would need to get a reduction of 12-15k to get it up to a reasonable standard and it needs about 3 different surveys (asbestos, drainage and structural) doing just to properly assess what is and isnt wrong with it..
he was really nice actually.. spoke to me for over an hour about the house and various things..

he doesnt recommend we proceed ... in his words 'the house is f****d'..the only good bits are the bathroom and one other thing (that escapes me) which is pretty conclusive IMO..

so we pulled out, cut our losses and ran as fast as we could!! we put in an offer on a house we had previosuly viewed.. our offer had been rejected a few weeks ago, but we offered 1k less than our old offer and requested they leave the shed (nice big one) and take it off the market and they agreed straight away so we are really happy!!

only bug-bear is that it is leasehold but we have the option to purchase it for £1200 if we want it (which i think we will as DF is desperate to be an 'esquire' and feels he wont be if its not freehold)

so we have escaped from the house from hell. the surveyor is sending us the report and they suggested that we could let the esate agent know it is available, but if any future buyer wants to see it they can pay us £150 for a copy.. might go some way towards our costs- nothing to lose!!? ;)

so its onwards and upwards, hopefully this one will be less crap. it seems like a much better house, its pretty much ready to move into, just cosmetic (ie the room that will be our sons is currently pink), its already got new heating, bathroom, etc and it has a garage and a nice drive and room for an extension (with nearby precedent) in case we want to improve it later on..

    Sorry to hear it went wrong (no nananenana from me) but I think you're doing the right thing. Good luck second time round. That's what housebuying is like, swings, roundabouts, win some, lose some. Don't be too put off.

    Sounds great- congratulations! We are hoping for a second time lucky story too after pulling out of a purchase as a result of construction problems. Glad it's worked out for you.
