    Valuations are usually free; with the exception of that provided by a surveyor.

    If you pay separately for each viewing, the agent gets paid more if they do more viewings, therefore has less incentive to actually sell the house to the viewers..... merely get lots of folk to look, and the money still comes in.

    So, the EA who sells all of their properties quickly, to buyers who are ready to proceed, and generally is quite successful in turnover, would be paid less than the one who takes his time over selling, views the property to lots of people without achieving a sale in any hurry.....?

    The EA who has the best 'buyer bank' and can find a ready buyer from this straight away, thus selling your house quickly, gets valued less than the one who hasn't got any buyer prospects for you, and just waits for the viewers to come to him?

    The 'quick-selling' agent will have less work to do per sale than the one who takes his time so should make more profit though? And the seller prepared to show buyers round themselves will pay less than one who wants the agent there.

    It seems to me that the seller who has an easily saleable property is subsidising the one who has a difficult to sell one and keeps it on the market for ages at an unrealistic price awaiting an acceptable offer?
