i point again to iran. a nation where there are no mortgages but overwhelming amounts of home ownership.

"For decades thousands of Iranian consumers have relied on mortgage loans to purchase their residences. These loans on average have a much lower interest rate than market interest rate."

    What about china?

population is just over 70 million. a landmass much bigger than ours but much desert / mountains. construction methods seem pretty good. people there wouldn't put up with some of the victorian crumblings many of us live in.

I think they put up with a lot more:confused:

Not the most settled region is it?

Good luck to them but there does seem to be mortgage lenders in Iran surely they can not have near 100% ownership, who makes them at what cost?

also, most FTBs can't afford a house. It doesn't cost 80k to build a 1 bed in a block.

In my area you can get a 1 bed flat for £85,000 and that's in the south

yes single people can have their own house. i'm not holding iran up as a paradise, far from it. but the fact some areas of social control might be odious to us in a culture doesn't mean we shouldn't look at positive ideas they've come up with.

even someone as hateful as Hitler had some good ideas. we shouldn't throw the baby out with the bath water.

i'm just saying that if we didn't have mortgages most of us would be able to afford to buy houses without debt.

the cost of building is quite low (especially if you are looking at blocks). the costs are raised by the costs of land which have only been inflated by high house prices (caused by lending).

things will settle at their market value. lending gives things a higher market value than is desirable.
