    hi all,
    can see all points of view and think I will go in at £65. at the end of the day it's for a buy to let so if it doesn't come off can keep my eyes open for something else, be interesting to see if it sells though at £70k I think the first estate agents built her hopes up at £92k and then the 2nd brought her down with a bump and said it would fly at £79K and shes still got it at £78,500 or nearest offer, its been on the market since July 05 and I'm the only to have even put an offer in so will have to sit it out and see. :)

    I put an offer in on a property priced at 109, I offered 100 which was what the Vendor said she was looking for. Thinking all was well, I awaited a call, only for the agent to tell me the Vendor is seeking the asking price.

    I phoned the Vendor to hear her say the agent had advised her to turn down my offer because she was likely to receive more, and to await 6 weeks prior to them reducing the price. I knew other properties in the same area which were more updated etc., had sold for 100, hence me offering that amount.

    To cut a long story short, the Vendor offered me the property at 101, and I accepted.

    To rub salt into the wounds, the vendor had offered all appliances in at 101, and now wants to sell them to me at additional cost, about 400 for washing machine, fridge feezer, dryer and microwave - I cannot deny its a good price, and have not made my mind up yet, but it just leaves a nasty taste.

    I don't understand how this is a good investment. The rent will not cover the mortgage payments, and that is without the possibility of voids etc.
