Renting - Lease Question

OK, so it's not strictly home buying, but I figure a lot of you good people in here may well know a thing or two about renting.

We are currently renting for the first time, and are 2/3 through the lease.

What is the normal procedure for continuing after this period?

Should we contact the landlord and indicate our intention to stay on, or should we expect him to contact us and ask if we are staying or going, and also should we get extra paperwork if staying on?

Just looked out the original paperwork and the estate agent sent us the standard notice of eviction for the end of the 6 months but can't find anything anywhere about what to do after that.

    Giving you the S21 notice at the beginning of the tenancy is standard practice for landlords. It just means if there are any problems with the tenancy it would be quicker to get you out cos that notice has to be served before any court action can be taken. Are you renting through an agency?? I only ask because many agencies like to make as much money as possible and this affects the way they do things (sorry to any agents who are not like this!!). Your legal position is that if the tenancy is not renewed it becomes a periodic tenancy. So if you pay your rent monthly, it continues to run month by month until someone gives notice to end. This of course assumes that you pay your rent on time. Many agencies will use the end of the tenancy ie 6 months to then charge for a new inspection, a new credit reference, draw up a new tenancy etc etc which legally they know they don't have to do. So the answer to your question is 'it depends on your landlord'. But after the 6 months either of you can give notice. For more detailed advice go to https://www.shelter.org.uk

    It was through an estate agent to begin with (in that they drew up the agreement etc.) but as soon as we collected keys their involvement ended. Evevrything is now direct between us and the landlord.

    Would you recommend I contact the landlord or just continue paying the rent and see if he contacts me?
