Result of damp survey

I have sold my house, had the surveyor in who recommended a damp specialist come and check out the downstairs walls. The bloke from the damp company came on friday and found a small damp patch by the chimney breast and some minor damp by the sides of thew bay window, he said very minor problem and recommened some injection and replastering of the site by the chimney breat as the plaster has blown slightly. He said the cost would be £630, which to be honest I didn't think was too bad. Now I know he has to send report to the buyers, but what I wanted to know is do you think we can negotiate with the buyers so that they carry out the work?? I am only asking as the sale has been dragging on since the beginning of December and if we had to have the work carried out then we would be looking at another few weeks before we exchange. Do most of you think it is reasonable to ask that they do given its such a small amount we were going to offer to pay half (ie give them £300) and we were also going to suggest we leave the range cooker they liked so much. I know I am worrying but I really need this to go through ASAP for some personal reasons. So all advice and opinions appreciated!

    Sounds reasonable to me too!

No harm in asking at all, the buyers may also be pleased to cut down on potential delays. They may even come to you with the same suggestion.

How well have you got on with the buyers up to now? Consider if you need to get your negotiating head on, poss start by offering them just half of the money, then work up to the cooker if you think they're likely to play hard ball.

    Good luck. :)
Are the words 'I have a cunning plan' marching with ill-deserved confidence in the direction of this conversation?

LOL you have said the same as my husband to go in with one offer of the money or cooker then offer the other. To be honest we haven't had much communication with them really although my EA has said "they are very nice people". The delays have been down to them not being able to sort there mortgage out, but we never put any pressure on as we were also waiting for a completion certificate for our extension which came the same day the survey was carried out and I also belive its not very nice to start pressuring people, threating to pull out etc and that happened to me when we brought our first house and I vowed never ever to be nasty when buying/selling etc. Hopefully I will know more tomorrow, as we would really really love to complete over easter.
