    Hi ...sorry not to be sympathetic but what i am reading is oh so minor to me but i do understand your angers..Ibought my dream house in 1999,,,,a beautiful detatched home in a fantastic location ,,it was perfect..until..........
    Doors couldnt be shut
    Architraves(sp) started to drop away from the door structure
    Extensive amounts of cracking appeared inthe front room...
    After contacting the NHBC and a year later they came and dug up my floor ,i was put in a hotel for 2 weeks while excavation works took place.
    ...Only to find there were NO FOUNDATIONS under a load bearing wall....
    1 year after that i was moved out while pile foundations were driven under the block and beam floor support .I was out of my house for 10 months...
    I had to employ my own structural engineer to represent me incase a cheap repair was done and he oversaw everything what the nhbc did...
    I moved back in only to find that when they took my kitchen out they stored it in my garage with the toilet and waste pipes placed on top..yuk......the kitchen never went backin the same and i now dont like it ....They never replaced the cracked bricks outside , ignored internal cracks on the inside that were covered up with radiators ect...I now have submitted another claim to the nhbc for the external problems...plus my staircase creeks,,my floors creek upstairs, i have had several floods in my kitchen and airing cupboard as a knock on effect of the repair...plus when i got back into my house the D...k H...ds had left my gas central heating on to heat an empty house which gave me a bill of 350.00 which i am disputing......
    I also and more important have to come to terms that i may never will be ever to sell my house.and even it will have de valued dramatically as it has this structural problematic history,,,,and is surely a contender for Homes from Hell...so you see handles falling off here and there faulty showers ect can be fixed....i have been left with a burden,,,,,I have currently got in touch with inspector homes who are a proffesional snagging company and they are working on my behalf.....i wish i could sue the A!!e hole who was negligent in passing my house as complying to building regulations standards...... excuse me why i go and get the whisky bottle out.............

    newbuilds eh......you would think there was some sort of building regulation that they would have to follow.
    If you find yourself in a fair fight, then you have failed to plan properly

    Definitely try snagging.org. You get useful advise there.
    I am not saying this forum is not helpful but i remember posting issues with my builder 2 months ago and the response i got here was not too impressive and somewhat negative.
    I tried snagging.org. I got a response advise which i followed and it worked.
    My case was as follows: Builder sent me an email stating all settlement cracks would be attended to at the end of 2 yrs. When the time came, they declined saying it was an error.
    The advise i received which i tried and it worked was that i would proceed to repair all the cracks and make a claim in the small claims court. Was told the email was a binding agreement except they could prove it was made under duress or one party was of unsound mind. It worked!
    Also, try complaining to your local MP as well

    That letter is entirely too long and more than likely whoever is meant to be reading it will just skim through and then chuck it into the nearest bin.

    Condense it down and just state what is wrong in each room.
    It's not easy having a good time. Even smiling makes my face ache.

    So true and I had felt like saying but just didn't bother reading it in the first place. It needs better formatting with lots of sub headings to be in 'easy read' sized chunks. OP it is a shame but the way it was typed out will have made a difference to how many replied:confused:
