FTB House Buying Conveyancing Quote - Sound Good?
Comments
-
It seems they use Beaumont Legal who actually let Abode use their building.
So I guess that is the only company they sub out to really!!0 -
I'm also trying to choose a solicitor for a house purchase, and don't have any recommendations local or otherwise. Our EA (Romans) instructed their favourite without our permission!
I think there may be good and bad "online" conveyancers, as well as local ones. (last time we used a distant conveyancer and all was fine, but they no longer do conveyancing unfortunately).
Anyway it would be good if those of you who say you have had bad experiences with online conveyancing, could name who you used. Likewise those that had good experiences with any conveyancer, could mention who they were.
Thanks,

We used Slough Solicitors in the end.
I found their communication not be be too good, but in the end our purchase went through reasonably smoothly. I can't comment though how good they would have been if there had been complications, ours was fairly simple and went through relatively smoothly.
They were also very cheap, (when instructed through compareandconvey.co.uk - cheaper than a direct quote from them!).
One thing I would suggest if you go through a 3rd party broker like the one we used above, when you get confirmation from the actual solicitors, get confirmation in writing that everything in your original quote is covered by the fee, and if there are any add-on fees.0 -
The quote does look cheap and they have carefully excluded all the usual scam like extras. My only criticism is that their Land Registry Fee is wrong - it should be £130 - they have not updated their quote calculater to take the new LR fees into account.
Given that the solicitor/conveyancer pays a fee to Abode you have to ask what solicitors there are out there that desperate to do work for that sort of price.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
I used Beaumont Legal through Abode and the service was brilling and a lot cheaper than local solicitors so I would definately reccomend them.0

The first time I bought a property I used a cheap online conveyancer and regretted it: I had to chase them repeatedly about every single thing, and they were always impossible to get hold of. The whole process took much, much longer than it should have donw because of them.
This has been my experience as a FTB too. I'm currently in the situation where my seller - a repossession company - is threatening to pull out because of delays largely due to our solicitors. (I don't quite believe they really will but it's not a good feeling to be living under this threat.)
In the future I'd only ever use a company where I could physically go in and doorstep my solicitor.0 -
I am in the middle of buying a house and using Beaumont on-line solicitors. So far so good and quick e-mail replies to my queries and you can also follow your progress on-line. I will feedback the final result as to whether we felt we got a good deal. We are paying £713 fees (excluding stamp duty) on a £210K house. Best deal by far.0

My partner and I are using a firm based in Manchester (we're in Essex) as they were recommended to us and they quoted us £638 in total. You can track everything online and our solicitor calls me back and emails me with updates.
If your not sure about the company you could type them into Google (or another search engine!) and see if anyone has written reviews about Abode/Beaumont Legal before you make a decision.0
