loft conversion certificate

I am selling my house and all is going well, the solicitor has said today that they have received the planning documents from the council but there was no final inspection on the loft conversion so no completion certificate, the solicitor has said that if the buyers want this i will have to sort it, will it be a problem after 10+ years.

    Would it have been a problem to get a final inspection 10 years ago and get it signed off?

    Some buyes might want it checked out properly to ensure their building doesn't fall down around them the day after they've bought it.
    Some might be happy with some sort of indemnity certificate.
  • I didnt deal with the loft conversion, my husband did but he died 7 years ago and i am trying to sort things out, this seems to be the only problem, the surveyor passed everything except 2 minor repairs which i have had done.

    If you have any documents relating to the conversion you should dig them out - any details/specifications from the builders etc - this will assist the buyer.
  • I have just called the building regulations department and spoke to someone and he said they may come and inspect or they may just sent a letter of no interest so not to sure what will happen if that is the case

    What they'll be concerned with is that it's structurally ok - so they may want to know if the floors been reinforced etc. If they were coming as the work went on then they've proably already seen the important bits as they were done.

    We have just been going through exactly the same situation only we were purchasing a house with a loft conversion and the vendor had done the conversion in 2 stages. He only had a certificate for the 2nd stage which was for the stairs and dormer window. We queried this and the council sent him a letter to say that the dormer and stairs would not have been passed had the rest not been satisfactory. Unfortunately, the Vendor has now pulled out and this has been a very costly exercise for us!
  • Have heard back from the council today we had all building regulations and planning permission and they are sending a letter of "No Added Interest" to the council as its been more than 10 years since it was built, so called my solicitor who said that was really good news so thank you all for your comments.
