    It SOUNDED as though it would be fully managed, but things can be deceptive sometimes.

    It wouldn't make sense to use a letting agent to find the tenant and set up the tenancy but not to manage if you have already found your tenant and could easily get your solicitor to draw up contracts. The only reason to get a leting agent involved at this stage is to manage.

    QT - definitely do the inventory in minute detail. You know I've started a tenancy in my previously owned home, and the thing this, all your stuff will be there when you do the inventory. Normally it would be done while the rental property was vacant. Make sure that you and the agent fully agree what is being left when you move out, in each room, and note it on the form so there are no misunderstandings later.
