    Absolutely nothing.

    It will cost you more to take them to court, then to try and get the money out of them if (and big if) you win.

    In future only give tenants the minimum amount of new kitchen appliances possible. You can actually get stuff very cheap second hand. Yes it will break down sooner but then the tenants aren't likely to steal it if it isn't brand new.
    I'm not cynical I'm realistic :p

    There is an easy way to make a claim that won't cost you a fortune or a lot of time thro the courts;

    You need a currrent address for the people you are making a claim against (this may be the hardest part or even impossible) but just fill it in online pay a fee - about £25-£35 depending on size of claim, then the court serves proceedings against the defendents and they have set period to issue a defence, if not done judgement will be issued against them. I have now been involved in 3 cases in 1st 2 defendents just paid up, 3rd onee issued a defence and it was refered into normal county court system. Had to complete a form part of which was to respond to the defence, defendent didn't respond and got payment in total about£1500 for all 3. These all related to supply of goods but just check dont see why you can't claim for lost rent/goods taken.
