Hi,
I was doing a tour of new builds in my area today and had some (alot) of spare time so decided that I would go onto ourproperty.co.uk and compare the actual selling prices of the new builds in the past 12 months to what the quoted prices are on the builders websites.
Now my question is this: Is ourproperty a reliable site? I only ask because one house I was interested in has an asking price of £195,000 (3 bedroom townhouse) however there are 4 listed on ourproperty for the following prices:
1. Sold June 2008 ---> £226,000
2. sold june 2008 ---> £226,000
3. Sold july 2008 ---> £152,000
4. sold december 08--> £140,000
I checked the plot numbers on ourproperty against the plot numbers on the site plan. It just seems a bit of a jump in figures. I asked the builder and they 'took offence' that i said id seen online that one of the houses had sold for £140k and another for £152k. they said it must be wrong.
Are there any other sites where you can check the sold prices?

these sites take the details from the uk land registry so they should be correct.
i wouldnt believe what a builder says to you regarding prices. its in their interest to talk prices up.0 -
We sold a house last year. It gave the correct price we paid for this one, but was £5000 out on what we sold our one for.0

The data comes from the Land Registry, but as solicitors and the Land Registry often employ numpties, there's a lot of room for typo errors.
I've seen a number of houses were the first digit was left off the price showing. So it'd show as £80k when it sold for £180k, for example. My ex neighbour is recorded as paying £37,120, at the time his house was worth about £237k.
The figure a house sells for has to be put onto a form and onto a system. This gives general errors, reading bad hand-writing errors and general incompetence through probably chattering about their annual holidays and not concentrating or checking.0
