Rough estimate for an extension

We're considering getting an 4*4m extension to the rear of our house, and was wondering if anyone could give me a rough idea of costs.

Ideally, it will be approx 3/4 of the width of the house (need access to the rear of the property) and 3 floors (the 3rd being incorporated into the roof space). But I may need to stop at 2 floors, dependent on cost.

I'm pretty much just looking for an approx cost of the shell, ie walls (inc. plastering), floors & roof.

Any help appreciated

    You might need footings dug too for it. One metre deep, possibly deeper if there are drains etc underneath. A ballpark figure- £40K.

  • We're currently having a 2 story extension built with a garage with room over it at the front, and extension to the entire rear of the house which is costing £27,000 for the shell.

    We had some mad quotes from builders ranging from £100,000 to £60,000 to £10,000. My advice is get lots of quotes, and allow lots of time for quotes to come in as some take months. Draw up a detailed spec of what you are expecting

    Plasterer costs £100 for a days work.

    Hope this helps, it's obviously a very rough idea. Planning permission and building control costs add up too, and we didn't anticipate the costs of having to move the gas and electricity supplies as they're not allowed to go in the roof space or anything.

    With regard to an architect - we found an architects assistant - which works out much cheaper - around £250 for the drawing to submit for planning.
