Help with doing deal with small builder?

Hi
First time posting - so please bare with me!
We have found our dream home but it's up with a small builder, who isn't in a hurry to sell before April due to tax etc.
We want to get a deal but wondering how hard to push? Since we first saw the house and before selling ours they have added 2.5K to the asking price.
Everything is pretty much included in the price - there are other people really interested but they haven't sold as yet.
Does anyone have any ideas/comments/previous experience that would help to make sure we get the house but also get a "deal"?

I take it from your post that you are in a no chain postion?
Do you have a mortgage offer?
If you have answered yes to both of the above you are in a very strong buying position, even if you only answered yes to the first you are still in a good position as chains are unstable and take time to complete.
It would take 4-5 weeks to complete so the sale would go through in the next tax year anyway at this point. or you could just arrange a completion date in April...
Have a look on https://www.rightmove.co.uk and check for sale prices in the area (these will be approx 4 mths behind) to see if it is a fair price... emember this is where the valuer will also look!!

Ask the vendor for their ideal completion date, and agree to it - generally try to make theprocess as smooth forthem as you can.
Are you dealing direct with them or an agent? You can always ask what movement there is on price, see if they give an indication.Everything that is supposed to be in heaven is already here on earth.

Small builders tend to have a very tight margin because cash flow to them is critical. Deal as hard as you can, but as the post above states, agree a completion date and stick to it.
