    Having been a tenant now some 10 years or so, I think that I have seen all manner of letting agent fee structures there are.

    As far as I am concerned I will not let for an agent that charges excessive fees, and that implies fees over approximately £60.

    Should I see a property I like I will veiw and then talk to the landlord, if they insist that I pay the fee, I walk away. Their choice, and having a very good job and never having yet had a single pound taken from a deposit, I know it is their loss and not mine. If the landlord want a particular agent to do their work for them, they should pay, not me. This probably also explains why to date I have never lived in a property with a bad landlord, as this is a good indicator of the landlords attitude to both their tenant and their property.

    I would suggest you walk away if the landlord states you must pay the fee, and find a landlord who actualy thinks about his tenants rather than just his bottom line, there are plenty of rental properties out there.
