    I was just reading your post at 8.34 pm and thought I needed to review what I said to you to ensure it was what I really meant to say but then read your post above but it seems you are on here as a newcomer (15 posts) to make mischief.

    Richard took the time and trouble to answer in the best way he could given a number of poeple had tried to offer help to you. His reply was, as always accurate and as it really is in the process. My post, at 5.17 pm, was again how it actually is from my perpective as an agent. So not sure why you are throwing first the sarcasm at Richard and now me when all we ever try and do, on this board, if offer help????

    Thank you for your comment. However Richard is indeed the best advice you are likely to get. I do try and keep my comments as short as possible because a hate typing and to much detail can sometimes be confusing. I am not a solicitor but my partner is. I give as short an answer as possible after asking him!

    Chickmug - what is your problem?? Actually, please don't answer that, it might result in Martin's website seizing up due to inappropriate amounts of pointless waffle filling up his web space.

    .... thank goodness that 99% of clients are a pleasure to deal with - but we do occasionally get the odd plonker which makes us wonder why we bother
