Rented Property (Shorthold 6 months)

Would appreciate some advice if possible.

My LL seems to be using a number of tricks to justify withholding all or part of the Deposit.
1. Has written demanding that I pay pay 6 months worth of the Building insurance.
(£123.00)
2. Has written stating that an electrical test on the property has to be completed at my expense (£180.00 inc VAT) when I leave.

BTW - He owns the Electrical firm that has quoted.

  • sounds like your landlord is an eejit. has he provided you with details of who the deposit has been lodged with?

    as you can go to adjudication on that i doubt very much they would find in his favour to withold anything with regards to the two problems mentioned

    1. would have thought his mortgage company would insist he had cover but you only need contents.
    2. if he wants to check his house that should be down to him.

    I am trying to find out who holds the deposit, as I have not been given a written confirmation of this.

    The deposit was paid to a property agent, but the landlord immediately became the managing agent.

    I get the impression that the deposit was given to the landlord, who will recover what he believes are his costs, and let me go through the courts to recover any money I am due.
  • The landlord is reponsible for buildings insurance and electrical testing.

    Further a residential property has to have a valid electrical safety certificate prior to taking on the tenancy.

    It seems to me that your landlord is trying it on.

    Thanks for that comment, but where do I go for the documentary proof this is the case
