You are not getting waht you agreed to buy, so I would have thought Redrow don't have a leg to stand on! What a cheek on their part. Throw the Trades description act at them and mis selling.

On the other hand, you could be in a very good position here to get a massive discount if you think you can still live in the place, as they may well be desperate to keep the sale going and realise they are gravely at fault. At the very least if you withdraw, they should pay for any costs you have incurred, as they are the ones who have not stuck to the contract.

    Good luck OP.

    Hi Guys,

Just a quick update. We had told the developer that we are prepared to go to the new layout (think we have been very accommodating). However, they can't even be bothered to apologise for what they have put us through! We still haven't exchanged contracts. We are still in discussions with them about what they are going to do for us, however they have not given any indication of what they would do. Also we have not even had a written letter. What do you think we should do? Should we give them a written ultimation or not?

Are they still doing any houses of the original housetype you had seen or have they changed the layout on all those they are building from now on ? What they have done is not acceptable and they should be offering you some kind of added incentives. Normal incentives are 5% deposit paid, stamp duty paid part ex etc. At the moment house builders need to move stock as well so how sure are you that you want that actual plot ? I personally wouldn't buy a house which had been altered to that extent without thinking very long and hard about it

They have ony changed the layout of this particular house only and we are the only ones that have reserved so far! We still want it as we got a good price for it, however think they need to add some further incentives for us to have faith in them as a housebuilder.

    Hi Everyone,

Just to let you know that we have managed to resolve the dispute amicably, Redrow have said that they would put in free carpets so we are happy.

Thanks to everyone for their helpful advice.

Free carpets? Seriously? Might I suggest you are a little too easily pleased? I'd go so far as to say that you've been done. They completely rearranged the floorplan and layout of your dream home (for the worse) and to placate you they gave you a few hundred pounds worth of carpet which you thought was a fair deal? :) LOL Can you still go back and tell them to sod off and offer you something reasonable?

i dont like butting in on things but you did post asking for help. I would definatley go back and say that you thought things over and you are not happy with just carpets. Why are you all of sudden happy with the kitchen that wont get any light in the evening when before you werent, now you have a smaller lounge etc etc.
I seriously think you could get % off the house. Blame your partner, good cop, bad cop, ie. the missus isnt happy and wants to pull out. I would think they would give anything not to lose you as buyers right now.

Hi, I hope someone can offer some advice.

We've concluded missives (we're in Scotland) for a Redrow house which we were due to move into on Friday. we were told last week that it would be delayed due to a structural beam being missing from the house that they had to put in.

At first we were concerned at the delay as we had to be out of our own house at the end of the month and Redrow had said it would definetely be ready in June. Because of this they have offered to pay our rental costs.

However, aside from the issue of the delay we are now getting worried about the changes to the house. We are having a huge beam put in that isn't in any of the other house which means that we are going to have boxing in at our ceiling as well as a shortened door to a cupboard in the kitchen. It is along side other doors and I think it will look strange for this to be smaller.

Separetly I'm unsure of the damage that's been caused to the house as the house had to go up on stilts whilst they put the beam in.

Can anyone advise me of whta they would do in our situation - we really dopn't want to pull out as we have nowhere else to go but I think the house is sub-standard now.

Any advice would be greatly appreciated.

    Thank you
