Solicitors

We about to embark on our second house, can we get free estimates from solicitors on costs? We would like to get a few cost from a few solicitors we have been recommended, but want to find out what the cost will be for their work, but we don't want to be charged for the privilege!

    Just give them a ring and ask.

    Most do conveyencing at a set price + VAT +disbursments eg land registry, search fees, transfer fees etc. One thing to check is do they fill the stamp duty form in within that price or do they charge extra

    Thanks, we are trying to calculate everything involved, so we don't end up falling short for the first few months :) - So much to consider!!

    we obtained 3 quotations in writing - they were all free and boy did they vary! It's worth shopping around.

    A good reliable solicitors gave us a qoute for £1250 all in, is that good?

    Also is the survey included in this? or is that a seperate thing?

    Surveys seperate.

    You do the survey independently, or via your lender ( ie i had a homebuyers via my lender)

    £1250 seems a lot to me, I think I paid about £800

    With regards to the cost it depends on location of solicitor, cost of property involved & whether its freehold or leasehold. Don't just go for the cheapest quote, you may come to regret when facing a deadline to move & calls etc aren't being returned. Does the solicitor offer a No Sale No Fee service? if not you may end up with abortive sale costs if the unthinkable happens. If they don't offer No Sale No Fee can they offer insurance to off set any costs if a sale falls thru?

    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!

    If stamp duty is also included, 1250.00 seems reasonable to me.

    If stamp duty is included the solicitor will go bust.

    Fee - 1250
    Stamp duty 1200 minimum
    Search etc... > 50

    Quotes for mine are about £2050 including £1250 stamp duty - £800.
    A bargain is only a bargain if you would have brought it anyway!
