Hi everyone, but there seems to be a Great deal of " mistrust" as far as EA go.. and to be honest I get pretty well !!!!!! off with it..
Yes ok EAs are there to make money, but not, in most cases to give the wrong market value for your property, I mean where would and EA stand if they over/under valued contiously.............. Er no where..
I do know of the "odd ones" usually they are not members of the NAEA..But if they are Trust them, because if they brake the law, they are in serious trouble..
Also.. They are governed by the "propety misdescriptions act..https://www.dti.gov.uk/ccp/topics1/ guide/property_description.h
Which means that any employee..is resposible for any thing they say to a Potential Buyer.. the fine being £ 50000.. which the employer isnt obliged to pay..
Stop being Pessimists ok.. Were not all bad... HONEST
BTW EA have to submit EVERY offer.. even if its for £ 5.00 to the vendors, and follow it up by letter.. so please dont think , your being "fleeced"...

Some one once gave me the advice when buying a house "You are not buying the estate agent". So I don't mind what they are like (to a degree) as long as we can do a deal then I'm happy.

I've not had bad experiences with EA. The ones I'm currently using have worked very hard for me over the past 2 weeks :T0

I also have to sing the praises of the EA who found me my new home, hes worked very hard for his money and never once been unprofessional in our dealings0

The EA who I sold with has been really good, the one who I'm buying with is a nightmare. For the last 6 weeks we've been ready to exchange and keep getting fobbed off with "this week, next week" stories. Causes pressure, upset and annoyance, FTB at the top of the chain threatening to pull out, headaches all round. If he'd said at the beginning there will be a delay of 6 weeks we'd all be calmer and know where we are at. Now he is saying "end of the month, or maybe end next week" - I don't know whether to believe him or not.
He probably feels he's kept the chain together with these stories but if he'd been honest the FTB would have made a decision to wait or not and we could have lined up another buyer in the meantime.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. we have just found our house and in the proces sof buying.
I must admit, most of them were very curteous and professional and not pushy at all.
there was one however, who tried to bully us into buying his unsellable properties. Only made us visit the bad houses with the worst layouts in the worst areas. When i told him our budget had gone up, he still wanted us to visit houses in bad areas. When i said we were not interested in those areas, he replied "well that is the only thing you can afford with the budget you have. Would you not consider a flat?"... Needless to say I did not bother with him anymore.
And now we have a 3 bedroom house with a good layout in a decent area for our budget. Eat that!"Don't cry, Don't Raise your Eye

I have no doubts that there are good EA's out there. Unfortunatley I haven't come across them, and have bought and sold houses in Edinburgh, Yorkshire and Sussex. All promised the earth servicewise and under delivered, and had I followed their advice regarding price, would have cost me thousands (actually tens of thousands)
Moral of the story, know the market better than the agents, not really difficult and never trust what they say they will do for you. They won't.

I think a lot of mistrust of EA's is down to the kind of hype/bull s*** that certain elements of the industry use to create more business.
As the market has slowed in the past year the bull s*** has become even more ridiculous.0
